Fairfield Residential Company LLC and their respective subsidiaries and affiliates (“Fairfield”, or the “Company”) respects your privacy and is committed to protecting your information. This Privacy Notice applies to our websites, including fairfieldresidential.com and any other website or mobile app that links to this Notice (collectively, our “Service”). Please read this notice carefully to understand how your personal information is collected, used and disclosed by the Company. WHAT INFORMATION DO WE COLLECT AND FOR WHAT PURPOSE?

Information we collect directly from or about you: We collect personal information, such as your name, address, phone number, location, and email address when you sign up for our mailing list, provide a comment or ask us a question, schedule a property tour, or otherwise communicate with us.

We may collect additional information if you fill out an apartment or job application, which could include your name, date of birth, driver’s license, passport or other photo ID, professional and employment information, and other information necessary to evaluate your application, communicate with you, and comply with our legal and regulatory obligations. For example, in certain instances we may be required to obtain information about your income, disability and other protected classifications in order to determine your eligibility for certain programs and comply with legal obligations.

If you fill out a job application, we will collect your name, email address, phone number and other contact information as well as information about your professional and educational background. We use this information to evaluate your eligibility and to communicate with you.

We may also collect any communications between you and Company and any other information you provide to Company, and information and user content you submit in online portals or chats, such as our resident portals.

We may also receive information about you from our third party partners, for example, vendors we use to provide background checks, credit screens, fraud detection, payment processing services, property management services, and similar third parties. We may also receive information from any third party you direct to share information with us.

We use this information to operate, maintain, and provide to you the features and functionality of the Service, as well as to respond to your requests, send you Service-related notices, and marketing communications.

In general, you may browse the website without providing personal information. However, if you choose not to provide certain information, we may not be able to provide certain services or process certain requests.

Information collected automatically from our online services: We and our third party service providers may collect certain types of usage information when you visit our websites or access our Service, read our emails, or otherwise engage with us. We may use this information to enhance and personalize your user experience, to monitor and improve our websites and services, and for other similar purposes. In some instances, we and our third party service providers may combine this usage information with the personal information described above.

We use or may use the data collected through tracking technologies to: (a) remember information so that you will not have to re-enter it during your visit or the next time you visit the site; (b) provide custom, personalized content and information, including targeted content and advertising; (c) recognize and contact you across multiple devices; (d) provide and monitor the effectiveness of our Service; (e) monitor aggregate metrics such as total number of visitors, traffic, usage, and demographic patterns on our Service; (f) diagnose or fix technology problems; and (g) otherwise to plan for and enhance our Service.

HOW DO WE SHARE YOUR INFORMATION?

Other subsidiary and affiliate companies and brands including but not limited to Fairfield Residential Company, LLC. and FF Properties L.P. These companies will use your personal information in the same way as we can under this Notice; Third-party vendors and other service providers that perform services on our behalf, as needed to carry out their work for us, which may include providing mailing services, providing tax and accounting services, providing analytic services or marketing services; as well as Yardi RENTCafe, which hosts many of our property sites. Third-party vendors as necessary to provide our service, fulfil our legal and regulatory obligations and facilitate our business, such as our property managers, payment processors and banking institutions to process payments, vendors that provide credit checks or recommendations on whether you qualify to rent an apartment, identity verification or background check providers and similar services. Third-party partners we work with to provide additional services to you, such as rewards program providers or moving services. These parties may use your personal information according to their own privacy policies and practices; Other parties in connection with a company transaction, such as a merger, sale of company assets or shares, reorganization, financing, change of control or acquisition of all or a portion of our business by another company or third party, or in the event of a bankruptcy or related or similar proceedings; and Third parties as required by law or subpoena or if we reasonably believe that such action is necessary to (a) comply with the law and the reasonable requests of law enforcement; (b) to enforce our Terms of Use or to protect the security or integrity of our Service; and/or (c) to exercise or protect the rights, property, or personal safety of Company, our visitors, or others. We may also share information with others in an aggregated or otherwise anonymized form that does not reasonably identify you directly as an individual.

SECURITY

Fairfield maintains a comprehensive information security program designed to preserve the security and confidentiality of customer information, protect against threats or hazards to the security of such information, and prevent unauthorized access. This security program consists of procedures and specifications for administrative, technical, physical and organizational safeguards. These safeguards include: programs to detect, prevent and respond to unauthorized access; employee training programs and restricting access to information on a need-to-know basis; and security procedures relating to the storage and disposal of information. However, we cannot and do not guarantee that unauthorized, inadvertent disclosure will never occur. In the event that any information under our control is compromised as a result of a breach of security, we will take reasonable steps to investigate the situation and, where appropriate, notify those individuals whose information may have been compromised and take other steps, in accordance with any applicable laws and regulations.

CONTROL OVER YOUR PERSONAL INFORMATION

How to control your communications preferences. You can stop receiving promotional email communications from us by clicking on the “unsubscribe link” provided in such communications. We make every effort to promptly process all unsubscribe requests. You may not opt out of service-related communications (e.g., account verification, transactional communications, changes/updates to features of the Service, technical and security notices).

Modifying or deleting your information. If you have any questions about accessing, modifying, or deleting your information, or if you want to remove your name or comments from our Service or publicly displayed content, you can contact us directly at privacy@ffres.com. We may not be able to modify or delete your information in all circumstances.

THIRD PARTY TRACKING AND ONLINE ADVERTISING

We participate in interest-based advertising and use third party advertising companies to serve you targeted advertisements based on your online browsing history and your interests. We permit third party online advertising networks, social media companies, and other third party services to collect information about your visits to our Service over time so that they may play or display ads on our websites, on other websites, apps, or services you may use, and on other devices you may use. Typically, though not always, the information used for interest-based advertising is collected through cookies or similar tracking technologies. We may share a common account identifier (such as an email address or user ID) or hashed data with our third party advertising partners to help identify you across devices. If you choose to use our Service from the European Union or other regions of the world with laws governing data collection and use that differ from United States law, please note that we will transfer information, including personal information, to a country and jurisdiction that does not have the same data protection laws as your jurisdiction.

$15/month (per pet, 2 max allowed)

 

PET OVERVIEW: Dogs and cats, including puppies and kittens under 1 year old, are welcome at our community. All pet residents must have their health check and shots by 6 months of age. A signed animal addendum is required to be on file at our leasing office. Two (2) max pets allowed.

 

ADDITIONAL DETAILS: We also welcome your domestic pet if it is a bird or fish with written approval from our on-site management team. No reptiles or exotic animals please. Fish tanks are not to exceed 55 gallons.

 

SUPPORT ANIMALS: If the animal is an emotional support animal, pet deposits are not necessary and breed restrictions do not apply. A signed letter that meets the company standards for a reasonable accommodation regarding emotional support animals from a qualified professional along with proof of current rabies shots and licenses (if legally applicable) is required.

 

SERVICE ANIMALS:  If the animal is a service animal, pet deposits are not necessary and breed restrictions do not apply. If your disability and the work performed by the animal is not readily apparent, you may be asked to confirm that the service animal is required because of a disability and asked to describe the work or tasks the service animal is trained to perform. Proof of current rabies shots and licenses (if legally applicable) is required.

 

BREED RESTRICTIONS: We will accept all breeds of dogs, except the following or any combination of mixed breed that contain any of the following: Akita, Alaskan Malamute, Chow, Doberman Pinscher, German Shepherd, Great Dane, Husky, Pit Bull Terriers*, Rottweiler, Saint Bernard, and Wolf Dog Hybrids. *(including all Pit Bull breeds - American Pit Bull Terriers, American or Irish Staffordshire Terriers, Bull Terriers, Pit Bulls, American Bull Dogs, Pit Bull Bordeaux, and Fila Brasilerio). We reserve the right to add additional restricted breeds at any time.
